Relocating to Central Texas (Leander, Round Rock, Georgetown, Hutto, Cedar Park, and nearby) is exciting — but it’s different than many people expect. Here are seven things locals wish newcomers knew before they start touring homes.
1) Property taxes vary a lot by area.
Two homes with the same price can have very different monthly payments based on tax rate, exemptions, and special districts.
2) School zones matter — even if you don’t have kids.
School zoning can impact demand and resale. It’s smart to consider long-term flexibility.
3) “Commute time” depends on when you drive.
Central Texas traffic is time-of-day sensitive. A route that looks fine at noon can be rough at 7:30am.
4) HOA rules range from relaxed to strict.
Some are simple, others limit rentals, parking, exterior changes, and even backyard structures.
5) New builds can be amazing — and still need a strategy.
Incentives, rate buydowns, and upgrades can make a big difference. You’ll want to compare base price vs total cost and understand timelines.
6) Weather is real — and so is the sun.
Shade, insulation, window orientation, and HVAC efficiency matter. You’ll feel it in comfort and bills.
